FAQs
What is a self-build project?
1
A self-build project is where you take control of creating your own home, rather than buying a completed property. This doesn’t mean building it yourself - it means commissioning and managing the process.
Do I need construction experience to self-build?
2
No. Most self-builders have no prior experience. The key is having the right professional support in place to guide and manage the process.
What does a Project Manager do?
3
A Project Manager plans, coordinates and oversees the entire process—from design and cost planning through to construction and completion acting in your best interests throughout.
Why should I use a Project Manager?
4
A self-build involves complex decisions, risks and coordination. A Project Manager brings structure, reduces risk, controls cost and ensures the project runs smoothly.
How much does it cost to build a house?
5
Costs vary depending on size, design, specification and complexity. Indicative ranges are provided in the Self-Build Guide, with more detailed costs stablished during the feasibility process.
What is included in the total project cost?
6
Total cost includes construction, external works, professional fees, statutory costs, warranties and contingencies, not just the build contract. The Plot cost is separate.
What is a serviced plot?
7
A serviced plot is a parcel of land with utility connections (such as water, electricity, fibre and drainage) already brought to the site boundary.
What is planning permission and do I need it?
8
Planning permission grants approval to build. Many serviced plots already have a self-build outline permission with design guidelines, ready for you to design your own home.
What are building regulations?
9
Building regulations ensure your home meets required standards for safety, energy efficiency and construction quality. Compliance is mandatory.
Can I design my own house?
10
Yes. You’ll work with an architect or designer to create a home tailored to your needs, within any self-build planning permission guidelines.
How long does a self-build take?
11
Typically 12 - 18 months from initial design to completion, depending on complexity and decision-making speed.
How do self-build mortgages work?
12
Funds are released in stages as the build progresses, rather than as a single upfront loan.
What is a building contract?
13
A building contract is a formal agreement with your contractor setting out scope, cost, programme and responsibilities. It protects both parties.
Do I need a structural warranty?
14
Yes. A 10-year structural warranty is usually required for mortgage purposes and provides protection against major defects.
What risks are involved in self-build?
15
Common risks include cost overruns, delays, design changes and contractor issues. These are entirely manageable with proper planning and professional oversight.
Can I make changes during the build?
16
Yes, but changes can impact cost and programme. A structured approach ensures changes are informed and controlled.
What is a cost plan?
17
A cost plan is a detailed breakdown of expected project costs, developed early and monitored throughout to maintain budget control.
What is a project programme?
18
A project programme is a timeline showing the sequence of activities from design through to construction, helping coordinate and manage progress.
How involved do I need to be?
19
That’s up to you. Some Clients want to be hands-on; others prefer a fully managed approach. We tailor our service to suit your level of involvement.
When should I engage a Project Manager?
20
Ideally at the very beginning, before design starts or land is purchased, so the project is structured correctly from day one.
